Car not necessary - 100 sq mts - central Spoleto with large, pretty roof terrace – 360 deg panoramic views of mountains, town and park – sleeps 4/5 (2 double bedrooms, both with large double beds/both ensuite with tubs (1 with full-sized tub/other ½ sized tub)) and showers)/3rd shower room on ground floor/single bed for 5th person can be easily placed unobtrusively in sitting room/long balcony from 2 sets of double doors in sitting/dining room looking onto park/air conditioning – smart/modern//lift. There is the sound of traffic at certain times of the day eg during the school run, when the windows and doors are open, but, guests have not reported it to be disturbing. Other times, it is really quiet. The terrace is on top of the building so the sounds below at street level are not at all intrusive and, in any case, the views are spell-binding ! Also Broadband/WiFI internet access in apartment, where you can use your own computer. Top floor (3rd) with elevator and stairs.

The rate includes a lift, free of charge, to and from the station (ie arrival and departure), if you are without a car. This offer is subject to Laurie, my husband, being available and the car being OK. To date, we have always been able to provide this service !

2 single beds can be erected in the large sitting room, unobtrusively, one behind a sofa, at 50 euros/per person/per week. Or, this can be an option for a 4th person, who does not wish to share a double, free of charge.

Penthouse On The Park, an air conditioned apt, is in the city-centre and a few minutes stroll to many bars, restaurants and shops. A car is not necessary as you are just 30 minutes walk from the train station and the bus terminus or a short bus-ride - the bus stops across the road and is frequent. From the train station, you can get to practically anywhere in Italy. And, from the bus station, there are myriad of really interesting journeys you can take from little local rides around the hills, visiting a diversity of hill-top villages, to places as far afield as Castelluccio and Norcia - spectacular rides !

Across the road from the very pretty park in Spoleto with a bar nestling within the trees, 3 minutes walk to Piazza Liberta, the Roman amphitheatre and the shops, bars and restaurants in the very centre of Spoleto, Penthouse On The Park, is an excitingly, contemporary apartment. The supermarket is a 10 mins walk down a hill.

With internet/Wifi access, free of charge, this glamorous, upmarket, self catering apartment with a balcony and roof-terrace was kept by the builder of this block as a holiday home for he and his wife. However, they never got round to using to - (they have so many !). And, this is how it became ours to share with you.

Just around the corner from the grand Viale Giacomo Matteotti, otherwise known as “ the passeggiata”– famous because the passeggiata originated here, Penthouse On The Park is at the top of a 7 year old, purpose built block of up-market apartments, inhabited by a handful of wealthy, professional Italians.

Serviced by an elevator, Penthouse On The Park is on 3 levels and has been architecturally designed to make the best use of its ample spaces.

It consists of a spacious living/dining space, complete with fitted kitchen. There are 2 sets of double glass, shuttered French windows, which open onto a long balcony that looks across to the park. It also looks down onto the road so that when the doors are open, you can hear the sound of traffic at certain times of the day eg during the school run. Other times, it is very quiet. However, there is double-glazing throughout so there is no need to open the doors if you wish for complete peace all of the time. And, remember, this is an air-conditioned apartment. On this floor, the ground floor, there is also a shower room with a toilet and a washing machine.

You reach the 1st floor via a steel staircase, where there are 2 double bedrooms. The master bedroom has a large double bed and an ensuite bathroom with a shower, a toilet and half-sized tub. The 2nd bedroom is a double bedroom and is partly mezzanine with a railing at the end so that if you stand at the end, you can see down into the sitting room. It is only a short space at the end of the bedroom and there is a curtain for privacy. In all other ways, it is a completely private bedroom. To the side and totally out of sight of the open frontage of the bedroom, there is another ensuite bathroom with a shower, a toilet and a tub.

Our large private pool (120 sq mts) is available for your use at any time between May to Sept, free of charge, at our Villa Marianna.

You can park nearby, free of charge. Or, you can hire a single car secure garage space, next to the elevator.

The weekly rate is 50 euros, or 8 euros/day, the rate we pay the owner of the one car garage.

If you intend being without a car, then, unless my husband or the car is incapacitated (both highly unlikely), then, you will be picked up from the station on your day of arrival and taken back on the day of your departure. 

Spoleto is akin to a giant, fairy-tale castle. Sprinkled with bars, restaurants and shops, peppered with piazzas, Spoleto sits magestically amidst a maze of tunnelled, cobbled lanes and alley-ways, all leading skywards to the famous Rocca, the aquaduct and, some of the best views in the world. A surreal setting, a stage-set in the making, fringed by mountains, olive groves, vineyards, mediaeval monasteries, towns, cities and tiny hill-top villages - all beckoning a visit, Spoleto is truly a temptress. Succumb to her beauty and you must use all your will-power to leave, even for a short while.

Quite simply, Spoleto is the most captivating city in Italy, never mind Umbria, Venice and Florence being on a par.

Venice has the water. Florence has the Uffici.  Spoleto has the mountains. All three have a history to be reckoned with. All three bedazzle us with their rich cultures, their European, aristocratic connections and their sheer beauty. But, Spoleto has the upper hand for the world traveller. It resists tourism with its associated inflated rates and tacky goods on sale ! You are invited to visit Spoleto, but, not as a tourist. You will be welcomed like a long lost member of the family ! Treated like a king. And, you will pay the same rates as all the locals, especially when you pay attention to all our recommended restaurants, bars and gelaterias.

Subsequently, Spoleto is in demand with those in search of "the authentic Italian" experience, love beauty and who wish to base themselves in the centre of Italy because, from Spoleto, you can get to practically anywhere else in Italy easily and cheaply within minutes to a few hours.

Until now, it had always been too expensive to stay in Spoleto. Holiday-makers were forced to stay outside of Spoleto and drive in. We have changed all that. We have "unlocked" Spoleto, with our range of centrally located apartments, at rates that are competitive with our "out of town" apartments, making Spoleto affordable for you, at last !
