You can walk to the village along a country track through the forest, seeing many wild flowers along the way. Once there, you’ll find bars, restaurants, shops… a lively little village with fantastic views all around!

The San Casciano dei Bagni area is famed for its 42 hot water springs. Throughout the ages, Etruscan and Roman nobility, including Augustus, the famous Roman emperor, have gathered here to luxuriate in waters of 40+ degs C.

Free of charge. And it’s just 2 kms from the villa.

And, at nearby Bagni San Filippo, there is a large rock, where there are also hot thermal pools, perfect to bathe in.

Parties and Events

Importantly, the owner wants to emphasize that if you are not into serenity and mediation, that if you prefer the boom boomy din of the disco, you can make As Much Noise As You Like. You can hire a band and/or you can sing and dance in the grounds all night long.

This is a fantasy place, where you can release your inhibitions any way you like!

This idyllic hideaway is a perfect venue for wedding feasts, anniversary events, special reunion celebrations and birthday bashes. We, even, host end of school or college semesters and graduations for young people aged 18 +, many might say, a brave move on our part!!

Obviously, we trust that everyone, especially the youngsters, will respect the property, the pool and the grounds At The Same Time as partying the night away.

Damage Deposit

Refundable Damage Deposit Of 1000 Euros (by cash or cc) – to date no one has been charged !

Note that the refundable deposit of 1000 euros is merely an insurance policy against serious damage or of non “normal use” of air con or central heating.

To date, in 20+ years, we have never charged anyone – the deposit has always been returned in full. We do not count broken glasses, plates or the like as “damage”! So, providing you leave windows and doors shut while using aircon or central heating (ie “normal usage”) you will incur No charge.

Extra Services – Additional Costs/Net Prices

– Chef service / per event in private, on site restaurant –

– From May 4 to Sept 20 – examples/per day :

1. Dinner / 200 euros for chef + average cost of ingredients + 35 euros per adult, inc wine and drinks

2. Breakfast Or Lunch + Dinner / 400 euros for chef + average cost of ingredients + 65 euros per adult, inc wine and drinks

3. Breakfast, Lunch + Dinner / 550 euros for chef + average cost of ingredients + 100 euros per person, inc wine and drinks

This service includes the cleaning after the event + general assistance with the final preparation of the event.

If Required – to be requested at least 5 days in advance :

– Pool heating May, June + Sept : 450 euros / day

– Pool heating July + August : 350 euros / day

– The pool is very large and has no cover.

– Extra cleaning – 25 euros / an hour

– Extra change of bed linen – 25 euros / per person

– Extra change of bathroom linen – 20 euros / per person

– Final clean for a pet / 100 euros

The property is bright and fresh. And, most importantly, the pool and the grounds are yours exclusively.

The Owner – Patrizia

At a discreet distance from the main villa, camouflaged by trees, there is another property where the owner lives in complete privacy. She has her own private entrances and fenced grounds.

However, she is available for concierge services 24 hours/day, should you require anything whatsoever. Otherwise, you need Never see her.

Restaurant Details…

The owner’s large villa also houses a Private restaurant – to be patronized Only and Exclusively by You, should you require breakfast, lunch and/or dinner on site.

If and only if you wish :

A Continental Breakfast (Not Included In The Rate) can be delivered to your villa. Or, you can breakfast in the restaurant or on its terrace. Absolutely not obligatory – it’s an optional extra!

Our master chef operates the kitchen. He also has a famous restaurant in the local vicinity.

However, it is to be emphasized that the onsite restaurant service is Not mandatory. It is not included in the rate. It is an Optional Extra.

When you are not using the onsite restaurant, it remains closed. It is Exclusively for your use If/When you wish to avail yourself of our chef’s services.

You can negotiate the menu with the chef on arrival….. particularly if you have special requirements. And/or prior to booking, we can send you info according to your budget and requirements.

Vegan, vegetarian and gluten free dishes are amongst his specialities. So if you have any kind of food intolerance – just inform him and he will produce dishes to suit you.

Cookery Lessons..

If you wish to learn the secrets of Tuscan tastes and cuisine, our master chef offers cookery lessons, wine tastings, olive oil tastings etc at all entry levels.

Events….

Our master chef is very experienced at organizing such events – all at rates to suit your budget. Indeed, he has hosted many celebrity guests here at “your” villa, all of whom have extolled his many virtues! For privacy reasons, we are unable to name names. But, believe me, we have hosted some very famous people here, from football, fashion and politics to top models and actors!

Events can accommodate up to 80 persons comfortably. The cost to be negotiated, according to your requirements.

Things to do

30 minutes from major tourist spots, you find hilltop villages, small towns and world class vineyards + wineries (where wine and olive oil tastings are offered at all entry levels). You can visit organic farms, go hot air ballooning or trek the area on horseback or by bicycle (powered by request).

We can arrange activities – subject to availability.

Montalcino, Montepulciano, Pienza, Val d’Orcia, Val di Chiana, Assisi, Orvieto, Maremma + Monte Amiata – 40 minutes.
Siena, Arezzo, Perugia – 1 hour.
