A huge detached 18C villa, built by the ancestors of the family who still own it now.
4 kms from nearest town, La Bruna, with all bars, restaurants etc.
11 kms to Spoleto.
THE FAMILY OWNERS…
This illustrious family own all the land, far and wide, around the villa, for miles and miles. The land consists mainly of olive groves and vineyards. World standard beauty. They also own many other properties, including in central Spoleto.
They retain a tiny part of this enormous villa in order to keep an eye on the estate. This tiny part is entirely independent of the villa – albeit attached to it – mainly used to store the farm equipment used to maintain the vast private grounds surrounding this villa. They are not there all the time. However, when they are, their tiny part of the villa is totally self-contained and tucked out of sight. Indeed, when I went to look for their apt, I could not find it ! They have their own garden, fenced, at the side of this huge villa.
They have no access to the grounds around the villa and the pool. All this is exclusively yours !
The land, the vast gardens, the pool, the pool house, the pergolas, the shady seating areas beneath trees and bushes, the aia directly in front of the villa, designed for parties and festivals, is ALL exclusively yours for the duration of your stay.
GENERAL DESCRIPTION…
The villa is extremely spacious and some of the rooms are enormous eg the upper sitting room, filled with comfy, squashy lounge furniture to seat 15 persons. Here there is also a large inglenook fireplace.
The villa is not a stereo typical luxury villa. I would more describe it as rustic luxury because the member of the family, who redesigned the villa is an artigiano ie an artist specialising in crafts. So, all the orginal features of the villa have been left intact but in a luxury context.
3 of the 4 bathrooms in the villa are all very large. Indeed, one of them has a seating area by the window. The 5th bathroom is in the Pool House.
The Pool House is where we store the garden furniture. Here there is also a washing machine and ironing facilities. And, the 5th bathroom. It would be possible for someone to sleep here although it clearly would not offer the luxury of the villa !

Apart from the small corner of the villa, reserved for the owners, the villa consists of 2 self contained suites :
The EVE Suite :
Occupies the entire ground floor.
Entered via either of your totally private side doors, one into the sitting room, the other into the kitchen – both side doors open onto the front of the house. The centre door leads to the upper 2 floors.

1 kitchen/diner – fully fitted with dishwasher, fridge-freezer, hob, oven, microwave etc – seats 6

The ADAM Suite :
Occupies the upper 2 floors.
Entered via your totally private front entrance up a wide staircase with easy steps.

1 huge sitting room with Inglenook fireplace – seats 15

1 fully fitted kitchen with dishwasher, fridge-freezer, hob, oven, microwave etc

Vast gardens with well maintained grass lawns. Shrubs, trees and bushes dotted hither and thither, concealing shady seating areas, herb gardens and fruit and vegetable patch, where you can pick whatever is in season.
Leisure Pool : 9 X 5 metres
Immediately beyond the pool are the olive groves with some chestnut trees, beneath which are more seating areas, where you can contemplate the good life in the midst of the mysterious ancient olive trees. And to the side are the acres of vineyards. Ahead of you are the mountain ranges.
No chemicals are used in the gardens. This is a totally organic situation. Yet, I had no problem with insects, when sitting with the owners in a shady seating area within some bushes, besides the pool. Nothing ! And, the temperature on that day was 37 degs C. Just cool and beautiful.
WHY “THE GARDEN OF EDEN” ?
I have called this place The Garden Of Eden because it reminds me of that wonderful biblical scene that represents temptation and sin ! This place is SO close to the senses that one feels anything could apples, sex, purity and debauchery ! All at once ! This is what this villa and its grounds evoked in me. An extremely powerful environment. You enter a fantasy. Your spirit is nourished, your senses overwhelmed, your head space filled with a beauty created by other worldliness. You re enter the world a changed person. A miraculous rejuvination !
This place is an adventure playground for those who wish to experience spiritual freedom….. For those who appreciate absolute beauty in its pure forms
