Cancellation policy

THE FOLLOWING CANCELLATION CONDITION ARE OVERIDDEN BY LONG TERM DISCOUNTED DEALS (SEE BELOW), THE ONLINE BOOKING SYSTEM OF AIRBNB, FLAT4DAY, HOLIDAY LETTINGS/TRIPADVISOR AND FLIPKEY/TRIPADVISOR AND HA/VRBO/EXPEDIA – THEY ALL RETAIN PAYMENTS AND OPERATE THEIR OWN CANCELLATION CONDITIONS.

SO, THE FOLLOWING CANCELLATION CONDITIONS ONLY APPLY TO A CONVENTIONAL BOOKING AND IF YOU BOOK DIRECTLY THROUGH ME.

A deposit is required to secure a booking. The deposit is usually 25%. However, it can be less or more depending on the nature of the booking.

For a conventional booking, the balance is due to be paid in full at least one week prior to your date of arrival.

For a booking of at least 2000 euros, the balance may be required between 6 and 9 months prior to arrival. It might be less depending on the nature of the booking.

In the event of a cancellation, the deposit will be reimbursed or partly reimbursed if the period or part of the period cancelled is re-booked, less costs eg bank costs and if re-booked at a discounted rate.

HOWEVER, IF YOU LOSE YOUR DEPOSIT, THEN, WE WILL OFFER YOU A 10% DISCOUNT OFF 99% OF THE FULL RATES, PROVIDING THE TOTAL TO PAY, LESS THE DISCOUNT, COMES TO NO LESS THAN 500 EUROS.

Please note the following variations to the cancellation policy :

1.         if you are in receipt of a discounted rate. In this case, the refund can be less than the discount. Therefore, no refund.

2.         if you have agreed to pay a non-refundable deposit of 25%

3.         if you have started your stay with us and have cut short your stay through no fault or negligence on our part –

In this case, we do not offer a refund automatically, although we may compensate you, were we to book “your period” after you have left.

4. For a booking of at least 2000 euros, you may be asked to pay the balance 6 to 9 months in advance of your arrival date. Especially when you have booked a villa that consists of several units that can be booked individually, the 6 to 9 months period helps safeguard us and you because it increases the possibility of a re booking in the event of cancellation.

PLEASE NOTE THE FOLLOWING :

IF YOU LEAVE EARLY FOR REASONS THAT ARE RELATED TO PROBLEMS THAT ARE CAUSED BY US AND WE HAVE BEEN UNABLE TO OFFER YOU ALTERNATIVE SUITABLE ACCOMMODATION, THEN, WE WILL REFUND YOU FOR THE REMAINING PERIOD OF YOUR BOOKED DATES.  TO DATE, THIS HAS NEVER HAPPENED AND WE TRUST THAT IT NEVER WILL !!!!

GENERAL CANCELLATION POLICY FOR A 3 MONTH SPECIAL DEAL BOOKING (THERE MAY BE VARIATIONS, STATED CASE BY CASE, DEPENDING ON LENGTH OF BOOKING) :

For a 3 month heavily discounted booking, I would require a 50% deposit to secure the booking, the balance to be paid at least 4 months prior to arrival.
If you cancel up to 9 months prior to the arrival date, you will receive your deposit back, unconditionally.
If you cancel up to 6 months prior to the arrival date, you will receive 50% of your deposit back, unconditionally, then, the balance, less bank charges and other costs, as soon as the property is rebooked.
If you cancel up to 3 months prior to the arrival date, you will receive 25% of your deposit back, unconditionally, then, the balance, less bank charges and other costs, as soon as the property is rebooked.
If you cancel within 3 months prior to the arrival date, you will receive your deposit back, less bank charges and other costs, as soon as the property is rebooked.
If the property remains unbooked for all of part of the period that was booked by you, then, that cost would be taken into account when calculating the refund.
By “other costs”, I am referring to the possible discounting of the property to rebook it – most of our properties are booked at least 9 to 12 months prior to the arrival date.
It is easy for someone to check whether the property has been rebooked by checking the online calendars. And I can show what rate it was prebooked at by sending you a copy of the new booking.
I think this is a fair compromise in return for a heavily discounted rate.
