Dear Norma and Laurie,
Every year we try to find a special place or house or nice region to spend our holidays. For two years we stayed in Pozzuolo near Castiglione di Lago and visited Orvieto, Assisi and Perugia. The most beautiful landscapes of Italy. This year we would go to the south-east of Umbria. Spoleto is a perfect place in the middle of many interesting places . An apartment at the countryside is nice, but in the middle of a historic city can be spectacular.

Searching on the internet and the site of Homeway, which is for me a very good site, I found the apartment Bella Due. After sending you an email, your answer was that it wasn’t free, But you had a special offer for us. Terrazza Cathedrale in the middle of Spoleto nearby the Duomo and the Bishop’s Palace. You wrote us that the entrance to the apartment had 14 steps to reach it. You scared me a little bit.

I thought that you were an Italian and perhaps you means stairs instead of steps because last year during our stay at the Amalfi Coast, we have to take 80 steps and about 200 meters to reach our apartment. Very, very heavy. But your answer was when I say steps I mean steps. That was good for us, we booked Terrazza Cathedrale. You were right from the front door of the apartment to the living it was 14 steps but from the street level to the living is was 40 steps. At the end no problem at all.

After booking you send us several pages with information, How to come to Spoleto, where we have to call Laurie en where he should wait for us. Nothing can go wrong anymore.

Saturday 3th of August, quarter past six. Laurie is waiting for us at the petrol station near Spoleto South and we followed him to the parking ( € 5,– per day ), We stepped in his car and went to the apartment near Piazza dei Mercato. After a 100 meters walk we reached our apartment. Always exciting when you get in a new place to stay, because you don’t know what there is. Sufficient for 3 people. Nice bedrooms, a kitchen with more than enough equipment and a bathroom. The living was nice but we stayed there not very often. The most important place to be was the terrace. Not to large but the view. Marvelous, outrageous, extortinate, super, magnificent. In the morning en the evening till mid-night I’ve looked over the old city en the valley. You could see Assisi, Montefalco, Trevi and Campello Alto, one of the most beautiful places I’ve seen in Italy.

The first week of August it was hot in Umbria, until 40 degrees. But we have done everything we would do.

Walking through Spoleto, a very marvelous city, friendly, cosy, a nice atmosphere. Special the Piazza dei Mercato is the place to be in Spoleto, nice terraces and little alimentaries. We have visited the Roman house, the cathedral, the Rocca. Nice, nice, nice.

The other days we went to the waterfalls near Terni and drove to Labro, what a wonderful place. Spello, the Fontana del Clitunna, Piano Grande and Norcia, Montefalco and Trevi and at last Todi. All visits in an about an hour from Spoleto .

But our most nice experience was the dinner party at your friends, Daniela and Luciano a place in the hills near Spoleto at thursday night. A first it was a little exciting, because you don’t know what people joining the dinner table. We don’t speak Italian or very much French. But the evening was perfect. The dinner was delicious. The hosts were very kind en friendly en perfect cooks. And the company couldn’t be better. A nice couple from Canada, Jeff and Eileen and their daughter Beth, who had worked all over the world en the American couple from Seattle.

We left at half past eleven and ate en talked whole evening, it was a good and very pleasant stay. We will never forget this evening.

The walk from the apartment tot the parking takes about 6 minutes to reach there. Couldn’t be better.

A week in Spoleto is to short. Saturday at 10 a.m. Laurie came to the Piazza dei Mercato to bring us to the parking. In the beginning and at the end we spoke very short with him. A very nice, kind person he is. In the couple of minutes we met we laughed a lot. Norma it’s a pity, we haven’t seen you.

Spoleto, is one of the nicest city’s I’ve been in Italy. Old, much history, A great atmosphere, and friendly. A place to visit again. And an apartment with such a wonderful view. It could not be better.

There is only thing to say: Partir, cést mourir un peu, the French say when your stay has been perfect.

We are leaving Spoleto and driving to Arqua Petrarca up the hills in the Colli Euganei to visit Venice end the Veneto area.

Indeed, it is reported by our reviewer that there are 40 steps up to the apartment from street level, which, as you see above, they say were no problem. If you do not have mobility problems, the steps are in stages and very easy to handle.

705605 – Terrazza Cathedrale. Car Unnecessary. Rome 1hr 15
We had a lovely five days here. The apartment was immaculate and the view from the terrace was absolutely breathtaking – we enjoyed breakfast up there every morning and dinner in the evening when we were back in time. Spoleto is a very interesting town in a very interesting and picturesque area – we were sorry when we had to leave to continue our holiday in Rome! We drove a relatively easy drive from Rome and visited the waterfalls at Marmore which was definitely worth a trip – Italian roads were not as treacherous as we feared. We also drove to the pool twice and enjoyed having this almost all to ourselves both times; the option to do this was a bonus. All in all, wonderful – all of our family, including the three year old, still talk and think about our holiday there a lot, five months on.

Our month long trip in beautiful Umbria has come to an end.  We will be leaving in the morning about 8:00.  Carlo is taking us to the airport.

We would like to thank you and Laurie for all your help and advice during our stay.  We had a wonderful time and will never forget this beautiful town.  The apartment was perfect for us and we especially loved the terrace.  We enjoyed our morning coffee and our afternoon cocktail up there enjoying the beautiful view.

Fijn appartement in het hart van Spoleto

A nice apartment and very nice, helpful landlords (English). Upon arriving Laurie picked us up at a big supermarket and drove us to Piazza Mercatore so we could unload our items (my husband, our daughters of 12 and 6 and I). That was very nice. Then he drove out to us for a parking lot at the bottom of the town. From there, you could have upstairs (cool and nice like, for example, heavy shopping bags) or just by the town or with the covered rolling tape under Spoleto. Pros: The apartment is spacious, there is a gas stove with oven and there is a washing machine. It has a terrace with beautiful views over Spoleto and on clear weather you can also see Trevi, Spello and even Assisi. Due to the central location we were able to get fresh bread, siege and croissants every morning. What’s good to know: There is no air conditioning and it can get hot, but there are several fans. There was no coffeemaker, but a percolator and that turned quickly. There are also no fences, but with anti-mosquito pudding we could sleep at night without problems. The lock of the door of the apartment was very difficult to open, but luckily we were lucky again and Laurie had assured us that they would “save us” if we could not get in. The biggest disadvantage we found was that the apartment in several places is very low, so we often hit our heads (and I’m not that tall (1.64), but my husband is 1.90m – he was also bothered by washing). On the terrace, it is very hot in good weather because there is no shelter. Also, it often blows properly, so you can not always put the laundry rack on it, but there is enough space inside. In the evening we have been seated several times. All in all, we had a great holiday and it was a good base to see beautiful things outside of Spoleto too. Recommendations: Assisi, Orvieto, Florence, Rome, Cascate delle Marmore, Lago Trasimeno, walk along old Roman waterway from Collepino to Spello (we took a taxi from Spello to Collepino). We also swam 2x in the pool at Villa Marianna – which is very nice, but the last part of the road is narrow and untouched.

Chic apartment – sleeps 4

Terrazza Cathedrale is chic and contemporary. Newly refurbished. A mix of modernity with the traditional touches of the ancient palazzo, which houses this pretty apartment.Beamed, slightly sloping ceilings with parquet flooring throughout, both bedrooms and the kitchen have windows with sensational panoramic views of mediaeval Spoleto, the spacious sitting room has 2 huge sky-lights and the fully fitted kitchen with a washing machine has dining facilities for 4 persons.

In the sitting room is a red velvet sofa to seat 4 persons + 2 red easy chairs + 1 desk. The kitchen dining furniture consists of a glass table + 4 white leather chairs. The master bedroom has a white glossy bed, matching side-tables + large wardobes. The smaller bedroom is cute but simply furnished with a half wardrobe and cupboard space. However, there is ample storage space for the clothes of everyone in the master bedroom. And, behind the kitchen, not showing in the photos, is a storage room, which makes this apartment ideal for a longer term stay because here cases galore can be stashed, out of sight. The shower room is stylish with a contemporarily designed WC, radiator and shower unit.

Ideally, this apartment suits 1 couple + 2 children of over 5 years old (the double bed can be separated into singles) – the railing on the terrace is low and so could be risky for younger children. Or, it could suit 2 couples although the 2nd bedroom is on the small side. Or, it suits a romantic couple who want lots of space.

Those of you over 6ft tall can easily avoid the areas where the ceiling slopes without inhibiting your movements. But, if you are a party with 4 persons, ALL over 6ft tall, some stooping may be in order at bed time !

I LOVE this apartment. The spaces are well designed and beautiful. Clean lines dominate. And, walking up the steps to the terrace, you enter another world. Astonishingly awesome views embrace the mediaeval city of Spoleto and beyond, across the mountains, vineyards and olive groves, all the way to Assisi.


In what many of the up-market Spoletini regard as the posh end of Spoleto, Terrazza Cathedrale is just 2 minutes walk from Piazza Mercato and 5 minutes walk from Piazza Liberta. Here, there is the tourist office, opposite the ancient Roman Forum, where plays, theatre and dance are still performed. Nonetheless, the cages that once restrained the lions from devouring the Christians, until the audiences arrived, remain intact.

While Terrazza Cathedrale is in the hubbub of city life, within a few minutes radius, in any direction, of plenty of shops, bars and restaurants. It is just 2 minutes walk to Piazza Mercato, where you will find a selection of specialist shops, bars and rstaurants. Walk downhill for just 10 minutes and you arrive at Corso Garibaldi, the main drag for the youth of Spoleto, where you find many more fashion shops, bars and restaurants. Then, rather than walk back uphill, you can take the escalator, a 10 minutes pleasure ride that takes you upwards and above the roof-tops, on a covered but open moving staircase, which delivers you finally to just above Terrazza Cathedrale, at the entrance to the Rocca.

And, you are a mere 5 minutes walk from the very top of Spoleto, where, crossing Il Ponte, the splendid Roman aquaduct, you find yourself in the Sacred Mountains, where there are a myriad of marked paths, following in the footsteps of St Francis and his pilgrims.

Do you have mobility issues !

There are 6 steps from the street level to the palazzo entrance. Then, there are 14 steps from the ground floor to the 1st floor. Then, there are 14 steps from the entrance into the apartment. Once in the apartment, everything is on the flat. There are 8 steps up to the terrace.

That said, the apartment is located in a flat part of Spoleto, where, almost as soon as you step out of the door, shops, bars and restaurants are within very easy walking distance, about 2 minutes away !

I am a fit 68 year old person and, therefore, I would not think of even mentioning the steps since I do not notice them. My husband is 78 years old and has arthritic knee problems but these steps are absolutely no problem to him either. However, I am aware that some of our guests are not quite so mobile as us. So, I would ask you to think carefully about whether you are OK with steps before booking this really beautiful apartment.

The air con is a small portable unit that can be operated wherever you wish to plug it in.

The terrace has a low rail that small children could climb over.

People with mobility problems should be aware that broken up into different stages, there are about 32 steps from the street level into the apartment. Otherwise, the apartment is on the flat, except for the 8 steps up to the terrace. For those without mobility problems, these steps are no problem whatsoever. Indeed, for me, a fit 69 year old, if asked how many steps there are into the apartment, without counting them, I would have guessed about 8 !!! That's how nothing they are for me !!! And, they are absolutely no problem for my 79 year old husband, who has arthritic knees !

Nonetheless, we would not recommend this beautiful apartment for anyone who is concerned about their mobility.

The 2nd bedroom is small but the beds can be separated.

There are no ceiling fans but we will provide room fans by request.
