With 4 bedrooms + 4 bathrooms + WiFi, Rubbiano House is a very large and comfortable, child-friendly, family house, set in its own gounds with a small park. Its tremendous advantage over other large villas is its proximity to central Spoleto – just 1.7 miles ie 3 mins car drive or a 30 minutes walk.
Its specific location, within spitting distance of central Spoleto, is the most expensive (and, sought after) because of its combination of mountain and valley views, tranquility and proximity to town.
If you are seeking a centrally located property (just a few minutes drive to the train station), a really comfortable holiday with lots of space (children can run around and explore safely in the grounds) and tranquility, access to our private pool, 7 miles away, whenever you want, and, easy trips into mediaeval Spoleto, then, Rubbiano House is for you !

4 BEDROOMS/4 SHOWER ROOMS :
1 family bedroom with 1 double bed + 3 single beds, 2 double bedrooms (beds can be separated, by request) + 1 twin bedroom (beds can be joined, by request).
For a party of 10, to increase privacy, we can organise 2 persons to sleep in study area of large sitting/dining room.
Rubbiano House is a large family home, comfortably furnished with a large sitting room and a huge dining room. A very child-friendly house and environment with plenty of land around the house to take country strolls. Its private land is dotted with olive groves, vine yards, scattered between woods and parkland.
A house filled with light and sunshine, cool in the summer, warm in the winter, perfect at any time of the year. Sunny all year round, this house is perfectly located, on top of a small hill, within walking distance of central Spoleto, if you are the fit type. An extremely prestigious location, where only the rich can afford to live, staying here you will discover an up-market style of Italian life.
All around the house are plenty of trees and, just a few metres from the house is a small park with a picnic area, lots of shade and panoramic views, all the way to Assisi. Photos of the garden furniture will be showing in March.

The house is on 3 floors.......
UPPER FLOOR - 3 bedrooms + 3 bathrooms/WCs....
At one end of a long corridor is a large, ensuite family room with a mezzanine floor. On the ground floor is a double bed. Then, there are steps up to the mezzanine floor, where there are 3 single beds, 2 of which can be joined, by request.
In the middle of the corridor, is an ensuite double bedroom - the bed can be divided into twins, by request.
At the other end of the corridor is a large, ensuite double bedroom, with a large double bed and large windows all round the room with amazing, panoramic country views.
MIDDLE FOOR - 1 sitting room + 1 study area + 1 twin bedroom....
One of the main entrances is through the study room. Here, there is a large writing desk. And, opposite the main entrance, there are French windows that open directly onto the garden.
The large sitting room has a stone fireplace, comfy lounge furniture + large windows, all with great views.
The twin bedroom is on the other side of the stairs that lead to both the upper and the lower floors.
LOWER FLOOR - 1 dining area + 1 breakfast area + 1 bathroom/WC....
A huge, open plan space, divided into the dining area and the breakfast area. In the dining area, there is a large table that seats up to 10 persons and a writing desk. In the breakfast area, there is a large stone fire-place, all the kitchen equipment, a fully fitted kitchen and a large table that seats up to 10 persons. There are 2 sets of French windows, in the dining area and in the breakfast area. Both sets of French windows open onto the extensive gardens.
The bathroom/WC is just along a small corridor, off the main dining room.
Perfect location .....
For a country house, the location of Rubbiano House is excellent because, not only are you immersed in the heavenly Umbrian countryside with beautiful walks at every twist and turn of the way, it is only a 5 mins drive to central Spoleto, a mediaeval city that pre-dates Rome, arched and cobbled and packed with shops, bars and restaurants. And, if you are an enthusiastic walker, like me, you could walk it in 30 minutes, easily ! However, to stay at Rubbiano House, a car is necessary because there is no public transport nor amenities close by. Please note that the driveway to the house is stony but it is short, just 2 minutes, and easily drivable.
Perfectly located for sight seeing, you have easy access to Trevi, Orvieto, Assisi, Perugia, Spello, Bevagna, Montefalco and Gubbio. And, Siena is just a 2 hour drive. Spoleto train station is 2 km, from where you can get to practically anywhere in Italy eg Venice 5 hours or Naples 4 hours.
History of house...
Rubbiano House is comfortably and tastefully furnished, having been occupied by one of Spoleto’s handful of aristocratic families, until a few years ago. In the distant past, they were the main landowners in this very rich and exclusive area, an area sought after by those wishing for the best of all possible worlds ie to live a hair’s breadth from the historic centre of Spoleto and to live in the country. This family kept an eye on their land from their vantage point in Rome, hopping back and forth to maintain their various trading interests. However, their work force and commitments increased in the Spoleto area as the Italian olive oil and wine business began to develop beyond Italy. So, in order to manage their interests more efficiently, Rubbiano House was built in the 1800s, as a permanent family base.
Why Rubbiano House ?
More than a century later, the family are now international business people and much of their land has been sold, except for their beloved family home, Rubbiano House and its immediate land, which they wish to hold onto and visit every now and again. Rather than leave it empty most of the year, they would prefer to see this beautiful house lived in by folks, who will love the house as much as they do. A vacation to remember!
Thank you for the welcoming environment that the beautiful house in Umbria provided us.
We enjoyed everything, the spacious house, the aroma of the ginestra and blooming roses that filled the air,
the short walks to the city of Spoleto and surrounding areas, the tranquil countryside.
It is the perfect setting to enjoy family and friends.
