Also Broadband/WiFI internet access in apartment, where you can use your own computer. 1st floor with elevator and stairs.

This is a very large 1 bedroom apartment and, therefore, extra single beds can easily be erected in the spacious sitting room, unobtrusively, at 50 euros per person extra for a minimum of a week.

The rate includes a lift, free of charge, to and from the station (ie arrival and departure), if you are without a car. This offer is subject to Laurie, my husband being available and the car being OK. To date, we have always been able to provide this service !

Vista Rocca is located in Porta Fuga, one of Spoleto's oldest mediaeval streets.  The whole area is pedestrian, having undergone much restoration in the last few years. So, it really is very beautiful, indeed.

With free WiFi internet access, Vista Rocca, a, spacious, elegant 1 bedroom apartment, is in the historic centre of Spoleto, buzzing with shops, bars and restaurants as well as ancient monuments, churches and museums at every twist and turn of Spoleto's arched and cobbled streets. The best location !

A car is NOT necessary as you are just 10 minutes walk from the train station and the bus terminus or a very short bus-ride. From the train station, you can get to practically anywhere in Italy. And, from the bus station, there are myriad of really interesting journeys you can take from little local rides around the hills, visiting a diversity of hill-top villages, to places as far afield as Castelluccio and Norcia - spectacular rides !

Vista Rocca was launched in latter 2006. Since the beginning, it has proved extremely popular and always becomes fully booked.

Vista Rocca is in the Rocca dei Perugini in the pedestrian, historic centre of Spoleto, a palazzo that we have deliberately invested in because of its magnificent location in Spoleto. However, there is more…………………………………

This very beautiful building, which houses some of the most important people of these parts.......judges, architects, a chief of police….. is of immense historical significance for Spoleto because, just after the turn of the century, the Perugini conquered Spoleto and built the now-named Rocca dei Perugini as a strong-hold to guard their position and reign over the Spoletini.

These were bloody times, indeed, for both the Spoletini and the Perugini because the Spoletini fought back by occupying the Torre Del’Olio just a few metres up the hill, a lane called Porta Fuga, and, there, they watched for the Perugini as they passed below, immediately dousing and killing them with burning oil. Just 2 years, and, many deaths by burning oil later, the Spoletini regained power in Spoleto and, ever since, Spoleto and Perugia have had an uneasy relationship.

Vista Rocca (70 sq mts)is so-called because, while it doesn’t have a terrace or balcony, it has 2 very large windows in its large sitting room with an amazing view that overlooks the intersection where the 2 mediaeval lanes, Corso Garibaldi and Porta Fuga, join up, then, sweeps along Corso Garibaldi, as it continues round a corner, then, up the hills to the Rocca perched on top – an incredibly stunning, and totally “steeped in history” view.

Indeed, we had an artist stay here for a month, who wished to visit as many of the Umbrian towns, cities and hill-top villages as she could in order to paint and sketch each of them. At the end of the month, she declared that she’d hardly been anywhere. She had been too gripped by the views immediately from the windows of Vista Rocca and had spent almost every day just painting and sketching the scenery she could see through the windows !

This spacious apartment has 1 large double bedroom, with French windows (no view – they open onto the inner part of the building and a small lobby). And, its large sitting/dining room is fitted with a smart kitchen, set into an alcove, at the end of the room. The furniture consists of bleached blonde, wooden bedroom furniture, fabulous “Italiana” lighting throughout, one 3-seater and a matching easy chair and, wooden dining furniture for 4 with padded chairs.

All the apartments in this listed building, the Rocca dei Perugini, are serviced by a lift as well as a staircase. And, we have a private car space right next to the lift, in a private car-park that you can hire for 50 euros/week – the rate we pay the owner of the car-park. Having said that, it is quite easy to park in the nearby lanes, just a few minutes walk away, for free.

A mellow city/town that predates Rome, with mountains all around, the famous city of Spoleto is like a giant fairy castle with arches, tunnels and cobbled streets. At the top of Spoleto, a 15 mins walk or a short bus-ride from Vista Rocca, a few minutes down the road, OR, by taking the open-air elevator, 5 mins walk away, is the famous Ponte (a magnificent Roman aquaduct), which takes you immediately into the Sacred Mountains. Also, here is Spoleto's pride and joy,  an equally incredible piece of architecture, La Rocca, a castle, now used as an exhibition centre. There are many marked walks in the Sacred Mountains eg up to Monteluco or a circular walk, ending up at Piazza Garibaldi, 3 minutes from Vista Rocca.

Our large private pool (120 sq mts) is available for your use at any time between May to Sept, free of charge, at our Villa Marianna.

You can park nearby. Or, you can hire a single car secure garage space, next to the elevator, up to the apartment.

The weekly rate is 50 euros, or 8 euros/day, the rate we pay the owner of the tiny car-park.

If you intend being without a car, then, unless my husband or the car is incapacitated (both highly unlikely), then, you will be picked up from the station on your day of arrival and taken back on the day of your departure. 

Spoleto is akin to a giant, fairy-tale castle. Sprinkled with bars, restaurants and shops, peppered with piazzas, Spoleto sits magestically amidst a maze of tunnelled, cobbled lanes and alley-ways, all leading skywards to the famous Rocca, the aquaduct and, some of the best views in the world. A surreal setting, a stage-set in the making, fringed by mountains, olive groves, vineyards, mediaeval monasteries, towns, cities and tiny hill-top villages - all beckoning a visit, Spoleto is truly a temptress. Succumb to her beauty and you must use all your will-power to leave, even for a short while.

Quite simply, Spoleto is the most captivating city in Italy, never mind Umbria, Venice and Florence being on a par.

Venice has the water. Florence has the Uffici.  Spoleto has the mountains. All three have a history to be reckoned with. All three bedazzle us with their rich cultures, their European, aristocratic connections and their sheer beauty. But, Spoleto has the upper hand for the world traveller. It resists tourism with its associated inflated rates and tacky goods on sale ! You are invited to visit Spoleto, but, not as a tourist. You will be welcomed like a long lost member of the family ! Treated like a king. And, you will pay the same rates as all the locals, especially when you pay attention to all our recommended restaurants, bars and gelaterias.

Subsequently, Spoleto is in demand with those in search of "the authentic Italian" experience, love beauty and who wish to base themselves in the centre of Italy because, from Spoleto, you can get to practically anywhere else in Italy easily and cheaply within minutes to a few hours.

Until now, it had always been too expensive to stay in Spoleto. Holiday-makers were forced to stay outside of Spoleto and drive in. We have changed all that. We have "unlocked" Spoleto, with our range of centrally located apartments, at rates that are competitive with our "out of town" apartments, making Spoleto affordable for you, at last !
