Also Broadband/WiFI internet access in apartment, where you can use your own computer. 1st floor with elevator and stairs.

The rate includes a lift, free of charge, to and from the station, on arrival and departure days, if you are without a car. This offer is subject to Laurie, my husband, being available and the car being OK. To date, we have always been able to provide this service !

It is possible to sleep up to 2 extra persons ie 3 in each bedroom OR 4 in the triple bedroom with an extra single bed, at 50 euros/per person/per week.

With free WiFi internet access, Terrazza Tetto, a stylishly furnished apartment, is in the historic centre of Spoleto, buzzing with shops, bars and restaurants as well as ancient monuments, churches and museums at every twist and turn of Spoleto's arched and cobbled streets. It is located in Porta Fuga, one of Spoleto's oldest mediaeval streets. The whole area is pedestrian. Really beautiful. Prime location !

A car is NOT necessary as you are just 10 minutes walk from the train station and the bus terminus or a very short bus-ride. From the train station, you can get to practically anywhere in Italy. And, from the bus station, there are myriad of really interesting journeys you can take from little local rides around the hills, visiting a diversity of hill-top villages, to places as far afield as Castelluccio and Norcia - spectacular rides ! 


The sitting/dining room is a wide room with 2 large windows and French windows that open onto the long terrace.

The furniture consists of bleached blonde, wooden bedroom furniture, Italiana lighting throughout, two 2-seater, red velvet sofas and wooden dining furniture for 4 with padded chairs.

The high quality fixtures + fittings, include a 27" flat screen Plasma High Definition SKY TV fixed to the wall. This means you can access all the documentary and news channels in English as well as a host of other programmes eg National Geographic, Animal Planet etc etc.

And, there is a separate, fully fitted kitchen.

Shady terrace...

Terrazza Tetto is so-called because the pretty views from the front and all along the side of its long terrace are mainly of roof-tops, a few dwellings opposite that are not close, fringed by the hills and mountains beyond. 

The pretty terrace runs the entire length of the sitting/dining/kitchen room of next door, Terrazza Splendida, but, it is not overlooked by this next door apartment as there are no windows on this wall, just a shuttered, slatted, glass door that is always kept locked, which allows more light into the sitting/dining room of Terrazza Splendida, while at the same time, does NOT allow anyone to see through the door, from either side.

The terrace of Terrazza Tetto is exclusively yours. However, it is wide-open to its right and to the front and thus allows you to see a huge expanse of old Spoleto, roof-tops, hills and the mountains beyond. And, obviously, the terrace can be seen by others, if they wished to see it eg from above. But, really, in this country, when you have a city terrace, it is a luxury, something to be shown off by any self-respecting Italian !!

There are garden chairs + dining furniture, to seat 4. And, there are sun-loungers to snooze on. However, we ask you to request the sun-loungers, as many as you wish, for no extra charge, since, generally, our guests don't tend to use them and they just take up space.  

I would not recommended this terrace to those who wish to spend their entire holiday sunbathing on the terrace because the terrace is on the shady side and does not catch the sun, all day long ! However, it is perfect for those who love the sun, while not being directly in it !


You can park nearby. Or, you can hire a single car secure garage space, next to the elevator, up to the apartment.

The weekly rate is 50 euros, or 8 euros/day, the rate we pay the owner of the tiny car-park.


If you intend being without a car, then, unless my husband or the car is incapacitated (both highly unlikely), then, you will be picked up from the station on your day of arrival and taken back on the day of your departure.

Our large private pool (120 sq mts) is available for your use at any time between May to Sept, free of charge, at our Villa Marianna.

Villa Marianna is 7 miles away, along a spectacularly beautiful and quiet road, occasionally used for the famous, once a year, Giro D’Italia cycling race.

At Villa Marianna, we offer speciality lunches...truffle, pasta and pizza dishes, made from our fresh, home-grown produce, subject to demand.

And, every Wed, we are offering a tiny farmer's market at Villa Marianna, where our home-grown produce will be on sale...or, you can pick your own from the fields !

If you do not have a car, then, we can arrange a taxi or, if Laurie, my husband, happens to be going up there, you may be able to hitch a lift !

Brief description of Spoleto, to wet your appetite !!!

Spoleto is akin to a giant, fairy-tale castle. Sprinkled with bars, restaurants and shops, peppered with piazzas, Spoleto sits magestically amidst a maze of tunnelled, cobbled lanes and alley-ways, all leading skywards to the famous Rocca, the aquaduct and, some of the best views in the world.     At Villa Marianna, we offer a farmers market every Wed. We also offer lunches, using our home-grown, organic produce....truffles, pastas, pizzas and a range of meats, accompanied by our organic VM olive oil, washed down by great local wines - SUBJECT TO DEMAND.

    If you are not intending to have a car, transport can be arranged or, you may be able to hitch a lift from Laurie, my husband, who goes to Villa Marianna often. 

    There are many cooking courses available – prices vary according to your requirements. All the courses are within walking distance.

    And, we can recommend excellent Italian courses, also in the nearby vicinity. All at prices to match your needs and budget.

    We spent wonderful 5 weeks at Terrazza Tetto in September/October 2011. Our first visit to Spoletto. Terrazza Tetto was wonderful - centrally located in the old part of town, comfortable, neat, room for friends to come and stay. And to top it off we had the most amazing weather - warm and sunny for all our stay. Our hosts, Norma and Laurie, were delightful and very helpful. We thoroughly enjoyed our time in Spoletto, so much so that we are returning this year in September.

    Terrazza Tetto was perfect - everything we could have asked for and more. The apartment is spotlessly clean and beautifully appointed, with two large bedrooms and two full bathrooms - more than enough space for the four of us. The terrace is a dream, quiet and peaceful, the perfect spot for an outdoor meal or glass of wine. Yet the apartment is in the heart of all that Spoleto has to offer - shops, cafes, restaurants and amazing sights. Spoleto is a beautiful, friendly town with delicious food and all the amenities, making it an excellent base for exploring Umbria. Or you could just spend all your time wandering around the delightful town, which boasts the best of city and country, surrounded by gorgeous green hills. And we couldn't ask for better hosts - Laurie and Norma are welcoming, organised, kind, professional, and go out of their way to help make your stay fantastic. This is our 7th trip back to Spoleto (but who's counting!) and we always stay with Laurie and Norma. They make our stays truly magical. We will be back, without a doubt. Grazie!

    What a wonderful family vacation we passed at the Terrazzo Tetto! Laurie met my jetlagged three sons, husband and me at the train station and whisked us to the apartment. We could tell even in our exhausted state that it was perfect: much larger than I had realized, with two bathrooms, big living room and beautiful large terrace. The kitchen was very well-appointed, including a nice bottle of wine, which was the kind of extra touch we encountered so often that week. Everything was spotless and comfortable. Laurie immediately introduced us to Andrea, the chef at a restaurant just steps away, who served us a wonderful first lunch. In fact, every place that Laurie and Norma recommended was absolutely first-rate – and no meal was better than the feast we enjoyed at Daniella and Luciano’s home in the hills, also arranged by Laurie. What a magical evening!
    Carless and loaded down with luggage as we were, it was a great relief to have an easy-to-use washing machine right in the kitchen. That’s the kind of thing that may seem unimportant when planning a vacation, but it was so welcome during those hot summer days to know that a refreshed wardrobe was always within reach. Our clothes dried outside practically instantaneously.
    During our week, we took quick trips to Assisi and other Umbrian hill towns. The trains were inexpensive, prompt, easy to figure out, and just a few minutes’ walk from our apartment. So convenient, and what a joy not to have to drive! Another treat was the bike trek we took to some neighboring towns. Bike rental, near the train station, was also convenient and reasonably priced.
    Spoleto is a magical town that manages the tricky balancing act of being sophisticated and welcoming without being overtly touristy – and the same can be said of Laurie and Norma. You should visit Spoleto and stay in one of their places. You will not regret it. I was going to say it was the trip of a lifetime, but I hope this isn’t the case: I’m already dreaming about my return trip!
