The rate includes a lift, free of charge, to and from the station (ie arrival and departure), if you are without a car. This offer is subject to Laurie, my husband being available and the car being OK. To date, we have always been able to provide this service !

With free WiFi internet access, Terrazza Splendida, a fabulous, air conditioned apartment, is in the historic centre of Spoleto, buzzing with shops, bars and restaurants as well as ancient monuments, churches and museums at every twist and turn of Spoleto's arched and cobbled streets. is located in Porta Fuga, one of Spoleto's oldest mediaeval streets. The whole area is pedestrian, having undergone much restoration in the last few years. So, it really is very beautiful, indeed. The best location !
A car is NOT necessary as you are just 10 minutes walk from the train station and the bus terminus or a very short bus-ride. From the train station, you can get to practically anywhere in Italy. And, from the bus station, there are myriad of really interesting journeys you can take from little local rides around the hills, visiting a diversity of hill-top villages, to places as far afield as Castelluccio and Norcia - spectacular rides !
Rocca Dei Perugini - home to Terrazza Splendida....
A fabulous apartment, Terrazza Splendida, is in the beautifully restored palazzo, Rocca dei Perugini (no 24 on the official Spoleto guide map), in the historic centre of Spoleto, a palazzo that has the most magnificent location in Spoleto.
However, there is more ! This very beautiful building, which houses some of the most important people of these parts.......judges, architects, a chief of police..... is of immense historical significance for Spoleto because, just after the turn of the century, the Perugini conquered Spoleto and built the now-named Rocca dei Perugini as a strong-hold to guard their position and reign over the Spoletini.
These were bloody times, indeed, for both the Spoletini and the Perugini because the Spoletini fought back by occupying the Torre Del'Olio just a few metres up the hill, a lane called Porta Fuga, and, there, they watched for the Perugini as they passed below, immediately dousing and killing them with burning oil.
Just 2 years, and, many deaths by burning oil later, the Spoletini regained power in Spoleto and, ever since, Spoleto and Perugia have had an uneasy relationship !
All the apartments in this listed building, the Rocca dei Perugini, are serviced by a lift as well as a staircase. And, we have a private car space right next to the lift, in a private car-park that you can hire for 50 euros/week – the rate we pay the owner of the car-park. Having said that, it is quite easy to park in the nearby lanes, just a few minutes walk away, for free.
Sensational sights…..
A mellow city/town that predates Rome, with mountains all around, the famous city of Spoleto is like a giant fairy castle with arches, tunnels and cobbled streets. At the top of Spoleto, a 15 mins walk or a short bus-ride from Vista Rocca, a few minutes down the road, is the famous Ponte (a magnificent Roman aquaduct), which takes you immediately into the Sacred Mountains. Also, here is Spoleto's pride and joy, an equally incredible piece of architecture, La Rocca, a castle, now used aXs an exhibition centre.
PARKING....
You can park nearby. Or, you can hire a single car secure garage space, next to the elevator, up to the apartment.
The weekly rate is 50 euros, or 8 euros/day, the rate we pay the owner of the tiny car-park.
FOR THOSE WITHOUT A CAR - FREE RIDE TO AND FROM TRAIN STATION !
If you intend being without a car, then, unless my husband or the car is incapacitated (both highly unlikely), then, you will be picked up from the station on your day of arrival and taken back on the day of your departure.

Our large private pool (120 sq mts) is available for your use at any time between May to Sept, free of charge, at our Villa Marianna.
Villa Marianna is 7 miles away, along a spectacularly beautiful and quiet road, occasionally used for the famous, once a year, Giro D’Italia cycling race.
At Villa Marianna, we offer speciality lunches...truffle, pasta and pizza dishes, made from our fresh, home-grown produce, subject to demand.
And, every Wed, we are offering a tiny farmer's market at Villa Marianna, where our home-grown produce will be on sale...or, you can pick your own from the fields !
If you do not have a car, then, we can arrange a taxi or, if Laurie, my husband, happens to be going up there, you may be able to hitch a lift !

Brief description of Spoleto, to wet your appetite......
Staying in Spoleto is like staying in a fairy-tale castle, peppered with piazzas, sprinkled with bars, restaurants and shops amidst a maze of tunnelled, cobbled lanes and alley-ways, all leading skywards to the famous Rocca and the aquaduct and, some of the best views in the world. This whole surreal setting is akin to a stage-set in the making, fringed by mountains, olive groves and vineyards and a mixture of mediaeval monasteries, towns, cities and tiny hill-top villages - all beckoning a visit ! However, for me, Spoleto is the ultimate temptress. Once under her spell, you are lost forever in her beauty. You must use all your will-power to leave this place, even for a short while. It is, quite simply, the most captivating city in Italy, never mind Umbria, Venice being on a par – the difference being that Venice has the water and Spoleto has the mountains. Nonetheless, like Venice, Spoleto has a history to be reckoned with.
Subsequently, Spoleto is becoming more and more in demand with those in search of "a truly Italian" experience, love to be surrounded by beauty and who wish to base themselves in the centre of Italy because, from Spoleto, you can get to practically anywhere else in Italy easily and cheaply within minutes to a few hours.
Up until now, it had always been too expensive to stay in Spoleto and, holiday-makers were forced to find apartments outside of Spoleto and drive in. However, we have changed all that and, in effect, we have "unlocked" Spoleto, having launched several apartments in central Spoleto at rates that are competitive with our "out of town" apartments, making Spoleto affordable for you, at last !
