In Palazzo Mastrolia, at 8 Via Delle Terme, adjacent to the city’s archeological museum (no 39) and the 1stC Roman arena (no 38), there is APT:RED and APT:BLUE, each with one bedroom and APT:GREEN with two bedrooms. All 3 of these apartments can be booked separately or together at hugely discounted rates !
Staying here, you are just 3 minutes walk from Piazza Liberta, where there is the tourist office and the Roman Forum. And, much of this area is pedestrian with shops, bars and restaurants all around.

APTs RED, GREEN + BLUE are on the 2nd floor with no lift but very wide, shallow steps. So, the walk upstairs is NOT taxing ! It is a very easy incline since the hallways and the staircases are vast, a usual feature of these grand palaces.
BUT, NOT RECOMMENDED FOR THOSE WITH MOBILITY ISSUES....

Palazzo Mastrolia houses the most important people in Spoleto, from the justice and medical professions! Once owned by the famous composer, Mahler, now this prestigious palazzo is the home to the most important members of the medical and law professions in Spoleto.
The apartments are simply furnished and, while they each possess an old-fashioned elegance, especially given their setting, they would best be described as budget apartments.
There are small local shops in the vicinity of all our central Spoleto apartments, where you can buy cheeses, salami, truffles, olive oils, sausages, wine, bread, milk, sugar, fresh fruit and veg etc, and, from Palazzo Mastrolia, you are a stones throw from Piazza Mercato and Piazza Liberta, where the tourist office is.
RED, BLUE + GREEN are 15 minutes walk to the train station, although, if you don't wish to walk, there are local buses that stop nearby. So, you can easily reach Assisi, Perugia or Orvieto by car or train. And, Rome is a mere 1hr 20 mins by train.
The rate includes a lift, free of charge, to and from the station (ie arrival and departure), if you are without a car. This offer is subject to Laurie, my husband being available and the car being OK. To date, we have always been able to provide this service !
APT RED....
Palazzo Mastrolia:APTs RED, BLUE + GREEN are on a private corridor, independent from the rest of the palazzo. There are 2 magnificent flights of steps, (60 steps in total), up to the entrance of the 3 apartments. The main entrance to the 3 apartments is through a lockable door. Then, there are 6 steps down to the 3 apartments. RED + BLUE are opposite each other and GREEN is at the end of the very short corridor. Each of the 3 apartments can be booked separately or in any combination. Clearly, the larger the party, the cheaper the rate per person.
RED has a washing machine but BLUE and GREEN do not.
The double bedroom in RED is ground floor and ensuite.
The 2 double bedrooms in GREEN are each on a mezzanine floor, each above the separate sitting rooms, access via narrow wooden spiral staircases.
The triple bedroom in BLUE is on a large mezzanine floor, above the very large L-shaped sitting/dining room, access via narrow wooden spiral staircases.
RED is spacious and perfect for 1 couple :
It has an ensuite double bedroom with a large window, a large sitting/dining room with a fully equipped kitchenette and washing machine.
A large window and French windows open onto a balcony that seats 2.
Both windows and the balcony overlooking gardens, hills and roof-tops.
This apartment is all on one level.
APT BLUE....

Immediate locale....
Palazzo Mastrolia, in the centre of historic Spoleto, is just a few minutes walk from the tourist office, the Duomo, the flash tennis courts that permit day memberships, Piazza Liberta, Piazza Mercato and numerous other piazzas, haphazardly hooked together by arched and cobbled lanes, packed with shops, bars and restaurants. If you are a foody and like wine, Spoleto is paradise !!! If you like clothes, go no further ! If you like gelato, you are spoilt for choice. Spoleto offers the best pizza, the most mouth-watering truffles and the freshest pastas, all at great local rates because Spoleto is NOT a touristy place.
You are a stones throw from Piazza Mercato and Piazza Liberta, where the tourist office and the Roman Forum is. The Roman Forum stages theatre productions but Christians are no longer fed to the lions. However, you can take a tour around the Forum and see for yourself where the lions were caged.
From Palazzo Mastrolia, it takes about 10 minutes to walk to the top of Spoleto, where you will find the famous Rocca and Il Ponte, where you can cross straight into the Sacred Mountains, a magic network of tiny twisted paths, leading up to Monteluco or round the Rocca, back to Piazza Garibaldi, at the bottom of town, where there is an escalator (or a bus) back up to the top.
Or, from Palazzo Mastrolia, you can walk for 10 minutes downhill and hit the main pedestrian area of Spoleto, the buzziest part of town.
Or, you can meander around the middle, in the more sedate area, immediate to the Palazzo Mastrolia, a magnificent palazzo, once owned by the famous composer, Mahler ! Here, there is also a large pedestrian area, with a diversity of shops, bars and restaurants. On every corner, there is a church or ancient monument. And, there are a myriad of art galleries and museums on your doorstep eg the famous Costume Museum, The Museum of Culture and the Archeological Museum are next door, in Palazzo Spada.

If you intend being without a car, then, unless my husband or the car is incapacitated (both highly unlikely), then, you will be picked up from the station on your day of arrival and taken back on the day of your departure.
