The 15C Palazzo Rosari-Spada, in Piazza Soroni. is a magnificent 15C palazzo, very exclusive, in the heart of Spoleto, surrounded by restaurants, bars and shops – easy walking distance to both the top of Spoleto and the amazing Rocca and Ponte into the mountains – 5 minutes – as well as to the bottom - 5 mins, where there is the pedestrianised shopping centre and more bars, restarants and gelaterias. It houses the most important people in Spoleto from the justice and medical professions! It also houses the Museum of Cultural Artifacts and the Costume Museum.

Car not necessary – 50 sq mts - central Spoleto with huge window and views of the beautiful Hotel Clitunno and old Spoleto sleeps 2 (1 double mezzanine bedroom with large double bed – 1 shower rooms/WC) – smart/spacious/elegant//lift. Use of free WiFI internet access in Hotel Clitunno, across the road, where you can use your own computer or their IPad in their comfortable lounge bar. 1st floor with elevator and stairs + private car-park, free of charge. Also 15% discount off all meals taken at the hotel, directly across the road. This hotel is the poshest in town (and my favourite !), which means that a 15% discount brings its excellent cuisine down to the usual local rates !!

The rate includes a lift, free of charge, to and from the station (ie arrival and departure), if you are without a car. This offer is subject to Laurie, my husband being available and the car being OK. To date, we have always been able to provide this service !

At the top of the palazzo, Centro Mezzanine is on a one-way, narrow lane. However, while there is traffic along this lane, the sound is not intrusive because the traffic is light and the apartment is high up. The views from the very large window are beautiful, overlooking the posh hotel opposite and the hills that frame the vista beyond.

There is a mezzanine floor,  up an easy flight of steps, on which is a double bed, which can be made into twin beds, by request. There is a sofa-bed in the sitting room that a child can sleep on.

Local shops sell cheeses, salami, truffles, olive oils, sausages, wine, bread, milk, sugar, fresh fruit and veg etc. 

A wonderful tennis club, just a few minutes walk away, offers day memberships. 

In the heart of Umbria, in the very centre of Spoleto, you are opposite the poshest hotel in town, which attracts all the media stars of stage, screen and TV. 

With restaurants, bars and shops just a few minutes away, it is 10 mins walk to the top of Spoleto, where you will find the Rocca and Il Ponte, as well as to the bottom, where there is the main, pedestrianised shopping centre and more bars, restarants and gelaterias. From the impressive Rocca, the huge palace that is Spoleto's crowning glory and which is now an exhibition centre, you continue for 2 mins to the famous Il Ponte, a magnificent example of Roman architecture. Crossing this bridge, you see the universe tumbling beneath you. Reaching the other side, you are in the Sacred Mountains. From this magical point, you have a choice of sensational walks, all marked, depending on your ability and stamina.

You are a stones throw from Piazza Mercato and Piazza Liberta, where the tourist office and the Roman Forum is. The Roman Forum stages theatre productions but Christians are no longer fed to the lions. However, you can take a tour around the Forum and see for yourself where the lions were caged.

You are 15 minutes walk from the train station, although, if you don't wish to walk, there are local buses that stop nearby. So, you can easily reach Assisi, Perugia or Orvieto by car or train. And, Rome is a mere 1hr 20 mins by train.

Please note that there is no internet connection in the apartment. But, in the hotel lounge/bar, directly across the road, there is free Wifi and an Ipad for the use of our guests.

And, the hotel restaurant plays host to all the show-biz personalities from stage, screen and radio, all over Italy, stop by here, when they are in town. It is a great place to go, if you wish to dress up. Equally, you can dress casually, if you wish. There is no dress code.

With a 15% discount, the prices become the same as all the other restaurants in Spoleto.

Our large private pool (120 sq mts) is available for your use at any time between May to Sept, free of charge, at our Villa Marianna.

If you are with a car, then, you can park in the private car-park, free of charge...
