Included in the rental rate is unlimited use of our large private pool at Villa Marianna, 7 miles away, which is open from May 1 - Sept 30. For those of you without a car, transport can be arranged - see below for links to photos of the pool.

With internet/Wifi access, free of charge, Il Parco is just outside the wall of Spoleto, opposite one of its main entrances. A few minutes stroll through the park takes you directly into Piazza Liberta and the shops, restaurants, bars and piazzas. Here, the tourist office faces a Roman Ampitheatre where concerts and theatre productions take place. Sitting in this amphitheatre, you can’t help but imagine those days so very long ago when the Christians were thrown to the lions, such is the architecture and the magical atmosphere of the place!!!

This smart apartment has a modern/traditional atmosphere with a stylish, elegant interior. On the 2nd floor (there is a lift), it nestles in the tree-tops with pretty views of the nearby hills. Close to the mountains with beautiful walks through the woods to the back of you and bars, restaurants and shops all within strolling distance, it would be difficult to find a more perfect location. Also, a bus that stops nearby will take you to the train station.

The apartment block that houses Il Parco is on a main road. However, the road is only busy at certain times of the day. At other times of the day, the road is really quiet. Importantly, Il Parco is on the side of of the block that faces away from the main road and is, therefore, relatively protected during those periods of the day when there is traffic. Having said this, guests who have stayed there usually describe Il Parco as a quiet apartment. I suppose it all depends on what you are used to !

There is a single, underground garage, next to the elevator up to the apartment - 50 euros/week (to be booked in advance since it is also available to be booked by the guests in Penthouse On The Park).

ACCOMMODATION

Bedrooms: 1 double bedroom with King-size double bed – 2 sets of French windows opening onto long balcony + 1 twin bedroom (beds can be joined) with French windows opening onto corner balcony.
Bathrooms: 2 shower rooms, each with wc + bidet inc.
Kitchen: fully fitted kitchen with cooker, hob, large fridge-freezer, microwave.
Utility Items: ironing facilities, washing machine plus all cleaning equipment.
Living Rooms: 1 medium sized sitting/dining room with balcony/2 sofas + dining table/seats 4. Sat TV/VCR/DVD with CNN/BBC/Sky/Eng lang docs etc - many videos, CDs, DVDs and books to suit all tastes + children's games.
Other: the 2 bedrooms are furnished with bleached beige wood wardrobes.

Notes on accommodation

A car is not necessary as you are 30 minutes walk maximum from the train station and the bus terminus or a few minutes by bus to the train station – the bus stops outside the apartment. Il Parco is 3 minutes walk from the heart of the city-centre ie Piazza Liberta, which is in the midst of bars, restaurants and shops.

OUTSIDE

The 3 balonies have pretty tree-top views, with mountains in the distance. Garden, dining furniture seats 4. And, there are sun-loungers and easy chairs to snooze on - though, we ask you to request the sun-loungers, as many as you wish for no extra charge since, generally, our guests don't tend to use them and they just take up space.

A secure 1 car garage-space is available under the apartment, next to the lift to the apartment, for 50 euros a week, the rate we pay the owner of the underground garage.

For bookings longer than 4 weeks, each subsequent week attracts an additional discount of 5%.

The discount(s) will be calculated on the average weekly rate of the booking so as not to disadvantage those people who wish to book a longer period that extends into a lower band rate.

For longer terms lets, cleaning is 40 euros, if you wish it. A free clean is available every 3 weeks.

Welcome Pack...wine, bread, jam, milk, tea, coffee, sugar, all the condiments, fruit, pasta, tomatoes, olive oil etc....enough for you not to have to worry about food shopping before settling in.

Notes on rental rates

Throughout the year...........

Daily rate for a booking of not less than 3 days is 30 euros a day more than the pro-rata weekly rate.

For 1 or 2 days, the rate is the same ie 350 euros, unless it exceeds the rate for a 3 day booking. Then, it is whichever is the lesser.

Rate includes up to 4 persons - a 5th person can be accommodated for an extra 50 euros/week, per head, minimum - extra single bed can be erected in the twin bedroom.

Rate includes a probable lift, free of charge, to and from the station, if you are without a car - details in Booking Info sent automatically in response to an enquiry

CHANGEOVER DAY

Arrival and departure days are flexible. 

Outside
There is garden furniture on the balconies to seat 4. And, there are sun-loungers available, if you request them.

Coast/Beach
You can drive to the Adriatic in 2 hours. The drive there is spectacular. Along the Valnerina, you pass Norcia and then on to San Benedetto Del Tronto, a truly Italian beach resort. Along the way, you can take a 20 minute detour just after Norcia and visit the Gran Piano....a place that is a must to visit - it is truly magical. And, here you find white truffle served in the restaurants as well as the famous Faro.....the food round here is delicious and wonderfully characteristic of the area.

Distances
Spoleto is close to Assisi, Foligno, Trevi, Bevagna, Perugia, Todi, Orvieto, San Gemini, Gubbio and Lake Piediluci. It is about 1 1/2 - 2 hours to Lake Bolsena and Lake Trasimeno. It is about 1 1/2 - 2 hours to Rome, 5 hours to Venice, 4 hours to Naples, 3 hours to Pisa and about 2-3 hours to Florence.

Further details
Spoleto is perfectly positioned on a hill and surrounded by mountains so there are plenty of activities available...horse-riding, rambling, cycling, white water-rafting.....etc

Living in Il Parco means that you have all the advantages of mountain walks to the back of you but immediately in front of you is Spoleto's park. A few minutes stroll through the park takes you to Piazza Liberta and from here you can meander at ease through the ancient streets past flower shops, wine and truffle shops, many boutiques and shoe shops, bars and cafes and, of course, a myriad of interesting restaurants - cheap and expensive (though nothing here is really expensive compared to other city prices)… up to the famous La Rocca and the Duomo. In Porta Fuga, towards the bottom of the hill, and, opposite La Terrazza (our other Spoleto apartment), is a posh internet point; the owner, Andrea, welcomes foreigners because he can speak English - unusual in these parts.
